WHAT’S THE DIFFERENCE BETWEEN A BUILDER, ARCHITECT, AND INTERIOR DESIGNER – AND WHO WILL I NEED FOR MY PROJECT?
In short, for a fully resolved outcome, you’ll likely need a cohesive team of a range of trades and professionals (depending on the scope of your project) – but generally these three professions will have you covered.
Architects and Building Designers focus on designing building structures to satisfy existing site conditions and all local government planning codes, also looking after getting plans approved for construction. Builders then engage and project manage a range of trades to construct these plans, and while they often have experience seeing many designs come to life, they aren’t designers. Which is why some architectural firms and builders have them in-house.
Interior Designers focus on the internal design details, especially when it comes to the flow and feel of a space – like spatial planning, internal joinery, kitchen and bathroom design, and consulting on colours, materials, fittings and fixtures, right through to furniture choices and the very last cushion.
On that note, it is best to engage your interior designer before starting any building work, and ideally as architectural plans are being developed. This means you can ensure all aspects of your project work together and secure a quote that’s an accurate reflection of your design goals – designing on the go often results in variations and budget blowouts.
A skilled, collaborative team is the recipe for success, and we enjoy collaborating with your preferred Architects, Builders and Landscape Designers to achieve an holistic, beautiful end result – or can recommend those professionals we trust.
HOW LONG DO PROJECTS TAKE?
The process from concept to completion varies per project because each is unique in its scope of work.
Design-only projects can take a matter of weeks for part-homes, whereas full service end-to-end new build or renovation projects that include furniture curation can take up to 12-24 months or longer (especially if we’re waiting on a number of bespoke or made-to-order international pieces).
You should plan on committing to about 4-8 scheduled meetings a few hours long throughout the lifecycle of your project, where we’ll outline options and help you make confident design choices, outside keeping abreast of our regular status updates.
WILL YOU PROJECT MANAGE OUR BUILDER AND TRADES?
We offer Design Management during your project’s implementation phase, ensuring the design details and intent materialise – but once you’ve engaged a builder, they are the Project Manager and responsible for the site, and all trades.
In larger projects, especially with older heritage homes, things usually arise or change as the project takes shape so it’s best to have us working with your preferred build team to ensure desired design outcomes are still translated and resolved.
We’ll make regular site visits (with or without you) to assess progress at crucial stages, but the timeline and execution of your build is ultimately with your appointed builder and their trades team.
HOW MUCH DOES IT COST TO RENOVATE OR BUILD NEW?
This depends on a range of variables such as your location and existing site conditions, the scope of works, degree of detail and customisations, the style, condition, and age of your house (or what you want to build new), and the level of specification for materials, finishes, fixtures, fittings, and appliances.
Which is why it’s crucial to have your proposed interior concepts, specifications and material schedules locked in before quoting, and why builders often appreciate a full set of drawings – they want to understand what they’re building, purchasing and ordering in order to accurately price your project. And if they don’t have these drawing sets, will often quote for low-end materials in order to win your business, which equals pricing shocks and budget blowouts for you, or worse, an incomplete home later down the track.
While we don’t quote on the supply, install and construction of renovation or new build works, we can recommend registered and licensed builders and trades who can.
HOW MUCH WILL IT COST TO FURNISH MY HOME?
Having a realistic furnishing and decoration budget is also key to a successful outcome and again, will really be dependent on your project’s scope and timeframes.
While we’re extremely resourceful and have wonderful trade connections allowing us to work within a range of budgets, typically for most design styles, you cannot achieve a fully resolved furnished outcome under $20,000 per space using mid-range suppliers (dependent on the space, as eg. Bathrooms, Kitchens, and Laundries require less furniture). This does not include custom joinery, or hard finishes & fixtures that are detailed and priced in your building contract as part of the construction phase.
This is also dependent on a number of other factors like the quality, construction, materiality, and location of pieces (when it comes to freight and lead times) – there’s a big difference between big box retailers and bespoke custom suppliers or European brands, and we’ll walk you through the best ways to navigate this within your budget if you’re furnishing an entire home. And let’s not forget your preferences – eg. art and sculptural objects are a deeply personal choice and also vary greatly in price.
HOW DO I CHOOSE THE RIGHT INTERIOR DESIGNER?
The design process can be lengthy, and you’ll likely be working with your interior designer for a while, so having a connection with them from day one is so important.
We’re very big on choosing the right ‘fit’ for your project, as we wholeheartedly believe that without effective collaboration between you and us, and a commitment to communication, trust and respect, great outcomes aren’t going to happen.
As well as checking out a designer’s website and social media, to really get a feel for what they’re about, their approach, and ways of working, it’s generally then a matter of ‘try before you buy’ – schedule that call or Design Consultation so you can chat through everything in-person and shortlist who vibes well.
As well as a thorough discussion around design expectations and fees, ask them who’ll be working on your project – sometimes going with a smaller studio means you’ll get the top creative brain and a very eager professional on the job, unlike larger firms.
At the end of the day, trust your intuition – it’s rarely wrong.

Any designer who says their solutions aren’t biased by their own style and tastes is probably lying – it’s inevitable that a designer’s preferences translate to your interior to some degree. And just like developing your palate, their inherent style will evolve and change over time, limited only by their experience and exposure to design inspiration.
Our reach is global, and while we’re sticklers for Scandinavian practicality, an appreciation for daring originality is what drives our design ethos, seeing us travel the world on a relentless search for the latest and greatest design inspiration in places like Milan, Paris, London and more.
This gives us a rare ability not often found in smaller studios to really make your home’s architectural features sing and seamlessly blend with your vision for a distinctive end result.
While we draw on mainstream design styles, we don’t think you should be put in a box, which often means there’s more than one direction that can work with your home and preferences, and those valuable pieces you love.
At the end of the day, our goal is to shape interiors that not only honour your home’s vernacular, but your past, present and future as well. We’ll embrace your vision but encourage you to explore new possibilities along the way, ensuring you make confident, considered design choices that deliver a space beyond your expectations.
DO YOU ONLY USE TRADE SUPPLIERS, ARTISANS, AND MAKERS?
After you’ve set your project budget, we’ll source and suggest the materials & finishes, fixtures, fittings, furniture, artwork and accessories best suited to your project’s requirements, including your desired aesthetic and functional needs.
In some budget and design style categories, freedom of choice in sizing, colourway, and materiality may not be expansive enough to resolve your project’s constraints. If your space requires custom solutions to satisfy design intent, we access our trade connections to craft spaces tailored to your requirements. Where available, we share any trade discounts with you and aim to get you less than RRP, all helping to offset our design fee.
We regularly travel the world to ensure we’re across the latest and our designs are considered, purposeful and timeless, and in the process have built up an extensive network of local and international suppliers, retail and trade, over our years in business – our little black book can source for standalone pieces, part-spaces, right through to entire rooms, and homes across all manner of design styles.
HOW CAN I WORK WITH KAHLI JAYNE DESIGNS?
We live for unique furniture finds and fitouts, but where there’s a good fit, we’ll add to our growing family of repeat end-to-end interior design clients annually.
Given our steady pipeline of projects and that every one is unique in timeframes and scope, it’s best to either schedule a 15-30min Discovery Call where we can briefly chat through your project’s requirements and goals, or send us through your project details.
Then, if everything aligns, we’ll book in an on-site Design Consultation to really work through your brief in detail before issuing a formal proposal and services estimate tailored to your needs.
Currently, our Design Consultations are $495 incl. GST for a 2hr consultation, in-home or on-site and paid in advance to book in your time with us.
